Ramona Hyson, CPM, founder of Nelson & Associates, has been involved in different aspects of affordable housing for over thirty years. In that time, she has developed a sound knowledge and understanding of the changing needs of the affordable housing industry.  Ms. Hyson founded Nelson & Associates in 1987 and since then has focused the firm on providing real estate services in the areas of development, property management, Section 8 HCV Program Administration, technical assistance and consulting services designed to meet the needs of affordable housing communities.  She has worked for the Pennsylvania Housing Finance Agency, as a Senior Management Representative. Ms. Hyson has a Masters Degree in Governmental Administration from the University of Pennsylvania and has achieved the Certified Property Manager (CPM) designation through the Institute of Real Estate Management (IREM).  She is a licensed Real Estate Broker in several states. Ms. Hyson is experienced in the development of affordable mixed financed communities, the LIHTC process, working with PHA and HUD. 

Gregory A. Hyson, (Vice President New Business & Acquisitions, Nelson & Associates, Inc.) has been active in the affordable housing industry for more than 35years.  His experience reflects a wide range of housing finance, real estate development and property management expertise.  As Vice President New Business & Acquisitions Mr. Hyson is in charge of affordable housing development, multi-family housing finance, organizational management, regional property management and new business development.  Mr. Hyson also provides housing finance and development consulting serves to a select group of Nelson & Associates clients. Mr. Hyson is formerly the Executive Director of Oakland Community Housing, Incorporated, a large community development corporation that specialized in the production and management of affordable housing. Other highlights of his successful career include: Chief of Multifamily Mortgage Lending for the California Housing Finance Agency (CHFA), Development Officer and Senior Management Representative for the Pennsylvania Housing Finance Agency (PHFA), Vice President/Property Manager of a large Northern California property management firm. Senior Vice President – Principal Developer/Team Leader, Telesis Corporation. Special Assistant to the Deputy Assistant Secretary, U.S. Department of Housing and Urban Development, HUD. Mr. Hyson is experienced in successfully developing affordable mixed financed communities, the LIHTC process, working with PHA and HUD.

Tawana Shaw, CPM, (Vice President of Operations, Nelson & Associates, Inc.) has more than 20 years experience as Vice President of Operations. In this position, she is responsible for the financial operations of all properties including budgeting, financial reporting, accounts payable, accounts receivable, HAP requisitions, investments, and reserves. She controls an annual budget of more than $10 million dollars and works closely with controllers, CPA’s and accounting personnel.  Ms. Shaw is a Certified Financial Manager and has extensive knowledge of the various affordable housing programs. She has a B.S. Degree in accounting from Xavier University and has achieved the Certified Property Manager (CPM) designation through the Institute of Real Estate Management (IREM). Ms. Shaw is a licensed Real Estate Broker in several states. She works closely with staff, clients, and government officials and is responsible for overseeing the financial aspects of the portfolio.

John Nelson, (Senior Property Manager, Nelson & Associates, Inc.) has over eight years experience in property management including maintenance, leasing, occupancy, construction oversight, budget preparation and inspections. He is experienced in Section 8 and conventional housing. Mr. Nelson has a B.A degree in Sociology from Wittenberg University and is a Certified Occupancy Specialist, Certified Tax Credit Specialist, Certified Housing Quality Standards Inspector and a Certified Section 515 Specialist. He is responsible for the efficient handling of the day-to-day operations of the properties in his portfolio.

Alison McGaughey (Corporate Office Manager / Human Resources Administrator, Nelson & Associates, Inc.) is experienced in the comprehensive administration of employee benefits and payroll. She has a wide range of experience in human resources and payroll service functions and has developed and maintained strong employee relationships by establishing trust and proactive practices.  Ms. Mcgaughey has a B.A. from The University of Cincinnati, is a licensed Real Estate Agent and is a Certified Tax Credit Specialist.  She maintains a good  customer service mindset and pays close attention to details. Ms. McGaughey works closely day to day with the Executive Officers, Property Managers, clients and vendors to assist in meeting the needs of each property.
